2. Volume and Layout

Ceiling heights:

  • First floor: 3.0 m

  • Second floor (attic):

    • Minimum: 0.75 m

    • Maximum: 2.7 m


3. Structural Solutions

  • Structural system: load-bearing walls

  • Foundation: monolithic reinforced concrete slab or strip foundation

  • Exterior walls: 400 mm aerated concrete blocks

  • Interior walls: 250 mm aerated concrete blocks

  • Partitions: 150 mm aerated concrete blocks

  • Roof: standing seam metal roof

  • Facade finish:

    • First floor: decorative plaster and clinker brick

    • Attic floor: timber imitation, plank siding, or “Cedral”

  • Porch covering: larch decking

  • Rainwater drainage: gutters and downpipes


4. Engineering Systems

  • Electricity: from external grid

  • Cold water: from external supply

  • Hot water: indirect heating boiler

  • Sewage: local treatment station

  • Heating: electric

This design combines modern aerated concrete construction with practical layout solutions for spacious and comfortable living, including terraces and balconies for outdoor enjoyment.
